Topographic & Boundary Survey
The first step of most site design projects is to get an accurate topographic and/or boundary survey. A boundary survey will set markers to legally define your property to insure the proper setbacks are followed along with many other zoning requirements. A topographic survey provides detailed spot shots and contours of your property to assist in the site and grading design, stormwater management design, and utility design.
Geotechnical Exploration & Reports
The soil conditions of each site are different and each soil has different structural, drainage, and expansion/swelling characteristics that can impact the foundation design of a building. When stormwater management is required infiltration test are needed to properly site and size the stormwater management facilities.
Tree Protection Plans & other Arborist Services
Many development projects require that the existing location, size, species, and health of the trees on a site be recorded and provided on the design plans. An arborist gathers this information on site and then uses it to calculate required canopy coverage, determine tree planting and green area requirements, and/or develop tree preservations plans to protect trees during construction.
Septic System Evaluation and Design
Sites without access to a public sewer system will require an on-site septic system approved by the local health department. An AOSC can evaluate the conditions and capacity of an existing system to determine if it is adequate for a proposed development. If needed, they can provide a design to upgrade the system or design a completely new system.
Dry Utility Consulting
The term dry utility refers to any utility service that is not water, sanitary, or storm ("wet utilities"), examples include electric, communication, gas, etc. The design and layout of these services requires the expertise of a dry utility specialist.
Landscape Architecture
The services a registered landscape architect can offer is wide ranging. They may include providing landscape designs to meet green area ratio requirements in DC, planting plans for bioretention facilities, determining and designing the appropriate landscape buffering areas, or developing tree preservation plans and forest stand delineations.
Structural Engineering
Project sites with complicated grading may require that retaining walls be constructed to ensure proper drainage and stable slopes, additionally bioretention facilities in urban environments may require retaining walls to properly function. Depending on the height of the retaining walls a structural engineer may need to design their cross section to acquire permits.
